INVENTORY AND PRICES FOR REAL ESTATE IN COLORADO SPRINGS

Homes sales in Colorado Springs experienced an 8% increase in sales from
6,311 homes sold Jan-Jun 2004 to 6,848 homes for Jan-June 2005.
(Colorado REALTOR, Sept/Oct 2005). Colorado's economic performance
continues to improve, and the Rocky Mountain region leads the nation in
employment gains and overall economic vibrancy. Vectra Bank of
Colorado Economist Jeff Thredgold, says "The five year period ending March
31, 2005 had the average Colorado home price rising 31.47%, again trailing
the 50.53% rise for the nation. A longer time horizon, (since 1980)
saw Colorado home prices rise an average of 238.77%, in line with the
national average rise of 248.83. Given the current disparity between
Colorado home prices and those in many U.S. markets, Colorado homes are
reasonably priced and should register solid gains over the next 24 months".
Earlier this year John Cassiani, Marketing Executive VP for The Greater
Colorado Springs Economic Development Corporation, announced an increase in
2038 jobs in Colorado Springs for 2004.
With jobs follow housing demands. Colorado Springs
is such a desirable place to live with clean air, mountain views and great
schools. Builders have done their homework and have put their money
where their mouth's are. Pulte, Saddle Tree, Classic and Richmond
Homes are just a few that are building quality homes anticipating the
growing demand. |
