Thank you for considering Colorado Springs as a place to invest in real estate.  Colorado Springs is an incredible place to live and work.  The quality of life and the emphasis on healthy living is seen in the community and in the work attitude.  

I have compiled some reports and articles for you to view in this Relocation Kit.  It is important that you understand how I will work for you, as I will be your eyes and ears until you physically make it out here to see for yourself.   My name is Dana Fitzsimmons and I am a broker associate for Keller Williams Premier Realty.  I have been in the real estate industry for 14 years as an investor as well as 9 years with RE/MAX Accord.  My intention with the Relocation Introduction Kit is to give you a visual snapshot of what Colorado Springs is like.   PLEASE MAIL ME A RELO KIT

Colorado Springs is a large spread out city that covers 185.7 square miles.  Pikes Peak Association of REALTORS® has broken the city in to sub areas.

If you look at the map here on the left, you will see boundaries and names.  I have also included a full size folding map in your Relocation Introduction Kit for your convenience.  It includes all the streets and it is the most up-to-date map available today.  

The Area

Colorado Springs sits at the base of the Pikes Peak mountain range.   The west side of Colorado Springs is flanked by  the mountains, and those mountains limit the amount of growth in that direction.  Housing prices are generally higher and the lots are larger as was the fashion in previous years.  As you head east, there is 

substantial growth with master planned developments like Briargate.  I will provide you with a narration of each sub-area starting with Northgate.

Northgate

Northgate backs up to the Pikes Peak mountain range and is home to the Air Force Academy.  The Air Force Academy sits on 18,000 acres that are used for training and home to the campus that educates and houses the 4,300 men and women who train to become Air Force Officers.  A famous Colorado Springs landmark is the Air Force Chapel.  Students and visitors worship on Sunday's in the beautiful stain glass 

church of unique architecture.  Northgate is mostly consumed by the Air Force Academy, but there are some large corporate facilities that run along I-25, making up part of Colorado Springs economic strength.  Beautiful corporate facilities and business parks with ample parking and a strong labor force, are one of many strong points for relocating to Colorado Springs.
Gleneagle, a custom home development located on the east side of I-25, has stunning panoramic views of Colorado Springs and is located in Northgate.

Black Forest

Black Forest is a lovely wooded 200,000 acre area that earned it's name from a German immigrant at the turn of the century who decided it looked like The Black Forest in Germany.  Located east of I-25, Black Forest stands out on the horizon as the dark area with dense pine tree growth.  Black Forest had previously been called The Pinery, and was useful in the railroad and mining days for the timber production.  Today, Black Forest is home to original ranchers and home owners that want to live on large lots.  Population is 13,247 and the median home price is $198,301.  The average property sits on 5 or more acres.  Temperatures are cooler and the altitude is a bit higher.   There are equestrian communities that cater to those who want horses.  Indoor arenas and quality stabling are some of the attractions developers are using to sell their homes.  Fox Run and Black Forest Regional parks include trails for hiking, biking and riding. 

Working our way south on this map takes us to Northwest and West sub-areas.

Northwest & West

Housing developments like Peregrine, Oak Valley Ranch and Mountain Shadows back up to the Pike National Forest in the Northwest sub-area.    Both sub-areas back up to the mountains as is the area desirable because of the views and larger size lots due to the master plan of the area and what was popular at the time the area was developed.   The sub-area, West, has the popular park, Garden of the Gods, located on the west end.    Bright flaming red rock contrasted with evergreen foliage.  In the fall, the colors are enhanced with the hues of the aspen's as they change colors.  Another favorite landmark for locals as well as visitors is the famous Flying W Ranch.  

Northwest and West share Garden of the Gods Rd, where many of Colorado Springs major corporations have corporate offices and campus style work environments for their employees.  Companies like MCI, Oracle Corp. and Hewlett Packard have set up impressive corporate facilities.  The 
environment is rich in beauty and the low cost of living makes it attractive to hire and retain quality employees.  Colorado Springs puts a big emphasis on education for children and adults.  With 18 Universities, colleges and Institutes, and top quality public school systems, there is something for everybody.

Northeast & East

University of Colorado, Colorado Springs Campus is one of four campuses in the University of Colorado system.   Pine Creek Golf course and Briargate Business Campus are easily accessible from I-25.  Housing developments like University Park, Chapel Ridge, Garden Ranch, Pulpit Rock, Yorkshire and Falcon Estates are in the Northeast sub-area.

East neighborhoods include Village Seven, Rustic Hills, Austin Estates,  Knob Hill and Prospect Park.  These areas are mostly older homes in established neighborhoods and large yards.  Academy Blvd runs through the center of both sub-areas and offer shopping centers and parks.

Powers & Falcon

East of Powers Blvd are the two sub-areas Powers and Falcon.  Huge master planned communities are popping up with golf courses and shopping in the master plan.  Stetson Hills, Springs Ranch, Cimarron Hills are but a few.  Heading out further east into Falcon, there are developments off Woodmen Road and Marksheffel Rd that are just cutting earth.    Major shopping centers and strip malls are located in the heart of Powers.  Colorado Springs IMAX theatre is located on the corner of S. Carefree and Powers Blvd.  Gayalans, an upscale outfitting retailer has rock climbing as well as a wide selection of all types of sporting gear.  Pier One Imports, Panda Express, and Mimi's Cafe are but a few of the great places to shop and dine.

Central

Central accounts for the downtown area including Colorado College.  Central, is still preserved in it's gold rush glory, with businesses and loft dwellers living and working in 

this historic environment.  Nevada Avenue and the streets surrounding the central downtown area are lined with mansions and charming Victorians meticulously maintained and restored to preserve the charm.  The gold rush brought deep pocketed businessmen who lined the 
streets with their stores, banks and fancy homes.  Fine architects from around the world have left their mark in downtown Colorado Springs.  Banking, investment, retail and fine restaurants make up Central.   Colorado College, a highly regarded liberal arts school, sits on 80 acres of prime downtown real estate.  The college was founded in 1874, and has been an significant contribution economically for the downtown area.  The college has produced 7 Rhodes Scholars and more winners of the Watson Fellowship award than any other college in the country.   Traveling west on Colorado Ave and Cimarron St leads you to Old Colorado City.

Old Colorado City

Old Colorado City is the original base camp for the gold miners that headed to the hills in search of their fortune.  The name speaks for itself, Old Colorado City is one of the first 

settlements in Colorado Springs.  The look and feel right out of the old west, but with all the modern conveniences.  A favorite watering hole for the travelers heading up the mountain is Meadow Muffins.  Meadow Muffins is located in the historic Waycott Building built in the late 1800's.  Artists and merchants occupy the charming buildings.
The homes in this area are charming to say the least.  Communities of artists and writers find the area inspiring as they leave their artistic mark on where they live.  Old Colorado City is just a few miles from Manitou and the road to Woodland Park and Divide.

Manitou Springs & Woodland Park

A quiet and layed back town of art galleries, craft shops and great dining, was originally founded as a health retreat around it's natural springs.  Manitou Springs is carved into the base of the mountain, and has a convenient exit for highway 24 travelers.  Cliff Dwelller's and Santa's Workshop are favorite tourist spots.  The homes in Manitou Springs reflect the individuals that live there.  Large wooded lots boast privacy and stunning views.  The area is 3.25 square miles and has a population of 4,980.

The Ute Pass was carved into the mountain originally by the Ute Indians.  In 1882 the first wagon route was established to haul miners to Cripple Creek gold mines.  Woodland Park is one of those towns along that route.

Southwest

The sub-area, Southwest, is home to the famous world class resort The Broadmoor.   The Broadmoor resort sits at the base of Cheyenne Mountain and boast incredible 

scenery.  The homes around The Broadmoor definitely have the advantage of the luxuries the resort hosts, as well as incredible views.  A fabulous 18 hole golf course, conference center,  riding stables and resort shops.  One of Colorado Springs higher end markets, houses starting in the high $300,000 going into the multi millions.
The neighborhood surrounding the resort is known as "Old Broadmoor".  There are many more surrounding neighborhoods like Cheyenne Mountain Ranch, Cheyenne Meadows, Cheyenne Hills, The Spires, Broadmoor Glen, Skyway, Broadmoor Bluffs, Penhurst Park, Stratton Hills and Broadmoor Oaks.  New development is restricted by the Cheyenne Mountain State Park and Ft. Carson.  A new shopping center with a Safeway and Papa Murphy's adds convenience for the home owners in the area.

Security & Fountain

Security and Fountain are east of I-25 and offer affordable housing and great access for commuters.  Fort Carson is to the west, and offers minimal commute for those stationed at Fort Carson.  Developers and builders are actively building as the demand for new housing continues.  Easy access to Colorado Springs Airport and I-25, makes Security and Fountain very desirable.
