Southwest - Colorado Springs
The Broadmoor Hotel sits at the base of the Pikes Peak foothills.

The neighborhood that surround the hotel and golf course is known as
"The Broadmoor". Cheyenne Mountain Ranch, Cheyenne
Meadows, Cheyenne Hills, Skyway, Broadmoor
Bluffs, Penhurst Park, Stratton
Hills and
Broadmoor Oaks are also in the Southwest area.
The school district in this area is District 12.

Central - Colorado Springs
Still preserved in its gold rush glory, small businesses and loft dwellers
live and work in this historic environment. Nevada Avenue and the streets
that surround the central downtown area are lined with

| mansions and charming Victorians. The gold rush brought deep pocketed businessmen who
charmed the streets with their stores and fancy homes. Fine architects from around the world have left their mark in
downtown Colorado Springs.
The school district for this area is District 11.

Old Colorado City - Colorado Springs
Head west on Colorado Avenue and you will find yourself back in time.
At the base of the Pikes Peak mountain road is "Old Colorado
City". The name speaks for itself, it is one of the first settlements
in Colorado Springs.

| The look and feel right out of the
old west, but with all the modern conveniences! A favorite watering hole
for the travelers heading up the mountain is Meadow Muffins. Meadow
Muffins is located in the Waycott Building built in the late 1800's.
The Waycott Building was the home of the Idle Hour Theater on the
first floor, which featured vaudeville performers. The
Waycott Opera House was located on the second floor. Mack's Ice
Cream was located in the basement where ice cream and candy were made and
sold.

Manitou Springs - Colorado Springs
The quiet laid back town of art galleries and craft shops. Manitou
Springs is carved into the base of the mountain, and

has a convenient exit for
highway 24 travelers. Cliff Dwellers and
Santa's Workshop are favorite tourist spots in Manitou Springs.
The school district for Manitou is Manitou District 14.

Briargate - Colorado Springs
Our fastest growing master planned community with new home development as
well as established neighborhoods run east of I25. Well designed shopping
and commercial centers. Large corporations are seeing the benefits of
Colorado Springs and being near the north end of town. Briargate is
located at the north end of town east of the Airforce Academy. Golf
courses that are built around housing developments and parks that are all
part of the master plan.

West and Northwest - Colorado Springs
Back up to the Garden of the Gods, and you can only imagine what kind of
views are framed in the windows. Red rock and jagged edges frame the
business park. MCI campus backs up to the base of the Garden of the
Gods. Tech Center, is a business park that is closer to the
interstate but with beautiful views of the mountains.

Garden of the Gods Rd and Centennial lead to
many diverse businesses and ample housing. A 2 bedroom unit starts
at $500 a month for rent. Homes on the ridge start at $300,000 for
purchase. Commercial lease rates range, as there is a good inventory
of commercial space available.

Northgate - Colorado Springs
Northgate shares many of the benefits that the West and Northwest
enjoy, but Northgate is home to the Air Force Academy, which takes up much
of the area.

Powers - Colorado Springs
Powers is named for Powers Ave that is east of highway 25.
Quality home builders have been focusing on the demand to produce homes
for the growing area. Shopping centers with anchor tenants like Home
Depot, Walmart and more. Colorado Springs IMAX Theatre is on the
corner of S. Carefree and Powers, in the heart of Powers. Gayalans,
an upscale outfitting retailer has rock climbing indoors as well as a wide
selection of all types of sporting gear.
School District 11 and District 49

Black Forest - Colorado Springs
Black Forest is named for the thick pine tree growth in the area.
Higher altitude and cooler climate appeals to the pine. Ranch owners
and those that like to get away from the city enjoy living in Black
Forest. The Black Forest was called The Pinery before a
German immigrant named the region after The Black Forest in Germany.
It furnished the railroad ties, mine posts, lumber and shingles that built
the Pikes Peak region.

Northeast - Colorado Springs
University of Colorado's Colorado Springs campus sits up the hill on
the east side of interstate 25. Northeast Colorado Springs has some
of the most incredible views of the Pikes Peak.

East - Colorado Springs
East includes Village Seven which is a neighborhood with ranch style
homes mixed with custom homes on large lots. Constitution and
Academy cross in the middle of this area.

Springs. Colorado Springs Airport and Peterson Air force are located
in Southeast.

Falcon - Colorado Springs
Falcon is one of our fastest growing communities. Many new home
developments are being built into master planned communities. Large
ranches are giving way to housing developments. The new and emerging
"Powers Corridor" is passing through the newly completed north end of
Powers Blvd. A 4 lane divided highway that runs parallel to the
I-25 interstate. The Powers Corridor will be instrumental in
accommodating the traffic from the rapid housing and military base
positioning.

Tri-Lakes - Colorado Springs
Outside Colorado Springs towards Denver are a cluster of towns that are
named for the 3 beautiful lakes. Palmer, Monument and Woodmoor
lakes.
Woodmoor, Gleneagle, Palmer Lake, Monument and Jackson Creek enjoy the
beauty of the higher altitude and the lakes that surround the areas.
7,000 feet above sea level and the average temperature is 68 degrees.
